First thing that you need to do is to place the BeastieBay.sc4 file and the BeastieBay.png file into My DocumentsEA GamesThe Sims 2SC4Terrains.
You will need Sunni's Dirt and Grass Replacement roads and Numenor's Maxis 'Lost & Found' #9: Waterfall & River (neighborhood effect) they have to go in your download folder before you place the N165 in your Documents/EA Games/The Sims 2/Neighborhoods folder (I have included these files in the download). If you already have a N165 'hood you will have to rename it then open your game.

- The Sims 2 Original Custom neighborhoods always create the same set of townies from Pleasantview. To prevent that, you need to go to your game directory, located at C: Program Files EA Games The Sims 2 assuming you installed the game in the default location. Browse your Neighborhood folder in The Sims 2 TSData Res UserData Neighborhoods.

The Sims 2 base game comes with 3 pre-made neighborhoods, with all expansion installed will be 6 pre-made neighborhoods, plus 8 pre-made sub-neighborhoods which can be linked to each neighborhood separately and visited (3 university campuses, 1 downtown, 1 shopping district, 3 vacation destinations). Total 14 pre-made neighborhoods with 350 lots.
